Spring Valley has a Las Vegas mailing address, but it is not part of the City of Las Vegas. It is one of Clark County's unincorporated towns, on the west side of the valley between the Strip and the Summerlin area. The lay of the land

Spring Valley stretches west of I-15 and the Strip, with major east-west roads such as Spring Mountain Road, Flamingo Road and Tropicana Avenue crossing it, and the 215 Beltway along its western edge. Desert Breeze Park, at Durango Drive and Spring Mountain Road, is one of its larger parks. Jessica's guide suggests starting a search near where you work, and Spring Valley's central west-side location keeps the Strip and the southwest within a reasonable drive.

Comparing home types

Spring Valley offers a mix of housing, and Jessica's buyer's guide is a useful way to think through the trade-offs:

  • Single-family homes have no shared walls, roof or land. They suit buyers who value privacy and want room to personalize.
  • Townhomes share walls and a roof with neighbors, with exterior maintenance covered by an HOA fee. They also tend to be easier to finance than condos.
  • Condos are single units in a larger property, often with shared amenities such as a pool or fitness room. They can be harder to finance because each project must meet the lender's underwriting requirements.
  • New construction may be a builder's move-in ready home or a custom build. Always bring your own agent to the sales office.

Your offer, explained

Every home has its own story, and Jessica's job is to understand the seller's motives and find leverage points that work in your favor. If a home is newly listed with several offers, you may need to go above asking or remove protective conditions. If it has been sitting, or recently fell out of escrow, there may be room to negotiate harder. Since mid-July 2024, every buyer signs a written agreement with their agent, and buyer agent compensation is now a negotiable term in the offer. Do not rule out a home just because it needs work. A perfect property is rare, since everyone's taste is different. During due diligence Jessica can arrange bids for the updates you want, and if the costs come in too high, you can cancel and keep looking.
