Enterprise is the large unincorporated town that fills much of the southwest Las Vegas Valley, and it is home to well-known master-planned communities including Mountain's Edge and Southern Highlands. Enterprise lies south of Spring Valley and Paradise, with I-15 and Las Vegas Boulevard South on its eastern side and the 215 Beltway crossing its northern part. Mountain's Edge Regional Park and Exploration Peak Park sit in the southwest of the town, and the Spring Mountains rise beyond. New build or resale?

Many Enterprise buyers compare a new home from a builder with a resale nearby. Some things to weigh:

• Representation. The sales agents at a new home community represent the builder. Bring your own agent on the first visit.
• Customization. A new build lets you choose finishes; a resale often comes with upgrades already in place, such as window coverings or landscaping.
• Remodel costs. On a resale, use due diligence to get bids on any changes you want. If the numbers do not work, you can cancel.
• Inspection. You can waive it, but Jessica's guide says it is not advisable on any home.
• HOA layers. Master-planned communities often have a master association plus a sub-association. Read both sets of documents.
