About Skye Canyon

Skye Canyon is a master-planned community in the far northwest of the City of Las Vegas, off US 95 along Skye Canyon Park Drive. Kyle Canyon Road (State Route 157) runs past on its way up into the Spring Mountains, so Mount Charleston is a short drive away. The setting is high desert at the edge of the valley, with mountain views to the west.

Buying new construction: bring your own agent

Because Skye Canyon has been built out by homebuilders, many buyers here are choosing between a new build and a resale. Jessica's advice from her buyer's guide is simple: always visit new home communities with your own agent. The salespeople in the model homes represent the builder, not you. You can buy a move-in ready home designed by the builder, or, in some areas, buy land and contract for a custom home. Either way, having your own representation from the first visit keeps your interests in the room. Buying a resale in Skye Canyon

For resale homes, the process follows the Nevada pattern:

1. Get pre-approved and compare more than one rate quote.
2. Tour every home that fits your criteria, whichever brokerage has it listed.
3. Narrow to your top one or two, then write an offer built on comps, timing and your financing type.
4. Open escrow, then use the due diligence period for the inspection, the appraisal and the HOA documents.
5. Do a final walk-through, sign at the title company or remotely with a notary, and collect keys once the sale records.

In a master-planned community, the HOA review deserves extra time. Many homes sit under a master association plus a neighborhood association, each with its own rules and dues.

Selling your Skye Canyon home

If you are selling, you may be competing with brand-new homes from builders.
