One mailing address, several local governments

A detail that surprises many newcomers: a home with a "Las Vegas" mailing address is not always inside the City of Las Vegas. Paradise, Spring Valley, Enterprise, Winchester, Sunrise Manor, Whitney and Summerlin South are unincorporated towns run by Clark County, even though their addresses usually read Las Vegas. Two county-wide points are worth knowing before you start. First, most homes sold in Southern Nevada are part of a homeowners association, and some sit in more than one. Read those documents carefully, because rules on pets, rentals, remodeling and parking can vary widely. Second, a sale becomes official only once it is recorded with the county, which may not happen the same day you sign. If you sign on a Friday afternoon, recording might not take place until Monday, so avoid booking the moving truck for signing day.
