Paradise is where most of the Las Vegas Strip actually is. It is an unincorporated town in Clark County, not part of the City of Las Vegas, and it also contains Harry Reid International Airport and the UNLV campus. Condo, townhome or house?

Paradise offers a broad mix of property types, from single-family homes to townhomes to condos, including high-rise towers. Jessica's guide sums up the trade-offs:

High-rise and other condos give you a single unit with shared amenities such as a pool, fitness center or dog-walking area, and less maintenance. The catch is financing: each condo project is subject to underwriting requirements, so some buildings are harder to finance than others. Find out early.

Townhomes feel more like a house, with shared walls and roof and maintenance covered by the HOA, and they tend to be easier to finance than condos.

Single-family homes mean no shared walls or roof and more freedom to personalize.

Whatever you choose, the HOA documents deserve a careful read, especially the rules on rentals, pets and parking.

From offer to keys

Jessica's offers are built on comparable sales, the home's condition, timing and your financing type. Once accepted, you wire your earnest money to escrow and begin due diligence: inspections, HOA documents, the appraisal and any lender paperwork. Before closing, your remaining down payment and closing costs are wired to escrow. Confirm the wiring instructions by phone, never by email alone. After the sale records, Jessica meets you to hand over the keys and remotes.

If you are relocating for a job, her moving checklist helps with the timing: about a month out, change your address and find new local providers; two weeks out, schedule utility disconnections at the old home and connections at the new one; and pack a separate box of essentials for the first night.
