Life in the Spring Mountains

Mount Charleston is an unincorporated town in Clark County, set in the Spring Mountains National Recreation Area northwest of Las Vegas. Kyle Canyon Road (State Route 157) climbs to the main village area, and Lee Canyon Road (State Route 156) leads to Lee Canyon and its ski area. The mountains get snow in winter and offer a cool escape in summer, which is a very different setting from anywhere on the valley floor. Much of the land around the town is national forest.

Buying a mountain property

Mountain homes and cabins are not like tract homes in the valley, and the buying process should allow for that. Jessica's general Nevada process still applies, with a few points that deserve extra attention up here:

  • Inspection. Never skip it. A thorough inspection is the time to understand how the home handles winter, and what any older systems need.
  • Remodel bids. If the home needs work, use the due diligence period to get contractor bids. If the costs are too high, you can cancel and keep looking.
  • Title report. Review it closely for easements or other claims, and make sure everything is resolved by closing.
  • Access. Drive up in different seasons if you can, and think through how you will use the home year-round.
  • Walk-through. Before closing, confirm the home is in the same or better condition than when you first saw it.
  • Financing. Talk with your lender early about the property type, since your financing affects the strength of your offer.

Selling on the mountain

A mountain property sells on its setting, so presentation matters.
