Sunrise Manor takes its name from Sunrise Mountain on the eastern edge of the valley, and it is one of the larger unincorporated towns in Clark County. East-side geography

Sunrise Manor covers much of the northeast and east valley. Frenchman Mountain and Sunrise Mountain form the backdrop to the east, Nellis Air Force Base lies to the north, and Lake Mead Boulevard heads east toward Lake Mead. Roads such as Nellis Boulevard, Charleston Boulevard and Bonanza Road connect it to downtown and the rest of the valley. Like other unincorporated towns, it is governed by Clark County and uses Las Vegas addresses.

HOA or no HOA

Most homes sold in Southern Nevada belong to a homeowners association, but not all of them. On the east side Jessica has sold a newer single-story home with no HOA, on a large lot with room to park an RV. Whether that matters to you depends on how you live:

• Without an HOA you have more freedom over parking, outdoor projects and exterior changes, and no monthly association dues.
• With an HOA, some maintenance and shared amenities may be covered, and the rules apply to every home in the community.
